Terms and Conditions

Terms of accommodation at Cottage Háj for stays booked directly with us. In short: an enquiry is non-binding, the contract is formed when we confirm the booking after you accept our price offer, and cancellations follow the cancellation policy.

  1. These terms apply to stays arranged directly with the operator (“we”) – through the booking form on this website, by e-mail or by phone. The guest (“you”) is the person who made the booking; you are also responsible for the people who stay with you.
  2. For stays booked through Airbnb, Booking.com or another platform, the price, payment and cancellation terms of that platform apply. The rules on the stay, the security deposit and liability for damage set out here apply to them as well.
  3. If you book as a consumer, these terms cannot limit the rights the law gives you.

How a booking is made

  1. Enquiry

    You fill in the booking form, or write or call us. The enquiry is non-binding – you are not ordering or paying anything yet.

  2. Price offer

    We send you a price offer by e-mail with a link to your booking page. The offer is valid until the date stated in it. We hold the dates for you only if the offer says so explicitly, and only for the period stated there.

  3. Accepting the offer

    You accept the offer with the “Accept offer with obligation to pay” button on the booking page. This sends us a binding order and you agree to these terms.

  4. Confirmation

    The accommodation contract is formed once we send you the booking confirmation – usually together with the invoice. If someone else has taken the dates in the meantime, we will let you know; no contract is formed and you pay nothing.

  1. Before sending the enquiry you can review and correct the details in the form. If you notice a mistake later, just write to us and we will correct it in the offer.
  2. The contract can be concluded in Czech, English or German.
  3. We keep the concluded contract (offer, confirmation and invoices) in electronic form. You have it in our e-mails and on your booking page.
  4. We are not bound by any code of conduct. You bear the usual costs of distance communication (internet, phone); we charge nothing extra for it.

Price and payment

  1. Prices for accommodation and additional services are listed in the price list on this website. The binding price is the total stated in the price offer you accept. The operator is not a VAT payer.
  2. Items charged by actual consumption – for example electricity above the allowance in the price list, or fuel briquettes – are billed after the stay.
  3. If the municipality levies a local accommodation tax, we state it in the price offer.
  4. Our prices are set in Czech crowns. For guests from abroad we can issue the offer and the invoice in euros, converted at the rate stated in the offer.
  5. Once the booking is confirmed, we issue an invoice for a deposit of 50 % of the price, payable within 14 days.
  6. We issue the invoice for the balance 90 days before arrival, payable within 14 days. If the booking is confirmed 90 days or less before arrival, you pay the full price at once with a single invoice.
  7. You pay by bank transfer to the account and with the variable symbol stated on the invoice; the invoice also carries a QR code for payment. Payment is made when the amount is credited to our account.
  8. If a payment does not arrive on time, we will send a reminder. If you do not pay within the additional period set in the reminder, we may withdraw from the contract and release the dates.

Cancellation

  1. You can cancel a booking by e-mail to info@chalupa-haj.cz. What counts is the day we receive the cancellation; the periods below are counted in days before the day of arrival.
  2. As long as you have not paid the deposit or any other payment, you can cancel free of charge, provided you do so no later than 30 days before arrival.
  3. In all other cases we charge the following cancellation fees:
    • The deposit is always non-refundable we charge it as a 100% cancellation fee
    • 29–22 days before arrival We charge 50% of the remaining balance.
    • 21–15 days before arrival We charge 60% of the remaining balance.
    • 14–8 days before arrival We charge 80% of the remaining balance.
    • 7–2 days before arrival We charge 90% of the remaining balance.
    • 1 day before arrival We charge 100% of the remaining balance.
    • On the day of arrival and in case of no-show we charge 100% of the price
  4. Any amount you paid above the cancellation fee will be refunded without undue delay, at the latest within 14 days of the cancellation, to the account the payment came from.
  5. A later arrival or an earlier departure does not entitle you to a discount or a partial refund.
  6. A change of dates or of the number of guests can be agreed if availability allows. The original booking applies until we confirm the change.
  7. If we cannot provide the accommodation – for example because of a breakdown in the house or force majeure – we will tell you without delay and refund everything you have paid. If you wish, we will offer you alternative dates.

The right to withdraw from the contract within 14 days without giving a reason does not apply to accommodation provided on specific dates (Section 1837(j) of the Czech Civil Code). You can cancel your stay at any time under the cancellation policy above.

The stay

  1. Check-in is from 15:00, check-out by 10:00 at the latest. Any other time must be agreed in advance.
  2. Before arrival you complete the online check-in. We are required by law to keep a register of guests (Section 3g of Act No. 565/1990 Coll., on Local Fees) and to report foreign nationals to the Czech Police (Section 102 of Act No. 326/1999 Coll.). On handover, please present a valid identity document.
  3. No more than 12 people may stay in the house, and only those named in the booking. Additional people and visitors only by agreement with us.
  4. Pets only by prior agreement stated in the booking, up to 5, for a fee according to the price list.
  5. You use the house with due care and follow the rules handed over in the stay voucher or posted on site – in particular the instructions for heating and handling fire – and observe quiet hours from 10 pm to 6 am.
  6. On departure you hand the house back in the condition in which you received it, allowing for normal wear and tear.
  7. If you or the people staying with you seriously breach these terms, the house rules or good morals despite a warning, we may terminate the contract without notice and ask you to leave the house. In that case the price for the unused nights is not refunded.

Security deposit and damage

  1. If the price list states a refundable security deposit, you pay it in that amount on handover.
  2. We return the deposit after checking the house on departure, at the latest within 14 days. We may only set it off against compensation for damage you caused and unpaid consumption under the price list – and we will document any deduction.
  3. You are liable for damage to the house, its equipment or grounds caused by you, the people staying with you or your pets. Please report any damage or defect as soon as it occurs.
  4. If the damage exceeds the deposit, you pay the difference according to our statement.
  5. We are liable for items brought into the house under Section 2945 et seq. of the Czech Civil Code. Please do not leave money or valuables in the house unattended.

Complaints

  1. Please report any defects in the accommodation or services without undue delay – ideally during your stay, by phone or e-mail using the contacts above, so that we can put them right on the spot.
  2. You can also make a complaint after the stay. Describe what happened and, if you can, attach photos.
  3. We will confirm receipt of your complaint by e-mail and deal with it without undue delay, at the latest within 30 days. We will inform you of the outcome in writing.
  4. If the complaint is justified and the defect cannot be remedied, you are entitled to a reasonable price reduction.

Dispute resolution

  1. If you disagree with how we handled a complaint or with anything else we did, write to us – most things can be settled by agreement.
  2. As a consumer you have the right to out-of-court dispute resolution. The competent body is the Czech Trade Inspection Authority (adr.coi.cz). You can file a proposal within one year of the day you first raised the claim with us.
  3. Consumers from other EU countries can also contact the European Consumer Centre Czech Republic (www.evropskyspotrebitel.cz).
  4. Consumer protection is supervised by the Czech Trade Inspection Authority (www.coi.cz), personal data protection by the Office for Personal Data Protection (www.uoou.cz), and compliance with the Trade Licensing Act by the competent trade licensing office.

Final provisions

  1. How we process your personal data is described in our Privacy Policy.
  2. The contract is governed by Czech law, in particular the provisions of the Civil Code on accommodation contracts (Section 2326 et seq.). If you are a consumer habitually resident in another country, you keep the protection given to you by the mandatory rules of that country.
  3. The contract is governed by the version of these terms in force on the day you accepted the price offer. Later changes to the terms do not affect contracts already concluded.
  4. These terms are issued in Czech, English and German. In case of any discrepancy between the language versions, the Czech version prevails.
  5. These terms are effective from 02.10.2026.
